Is title insurance required for all types of properties? 
Title insurance is not required, but it is always highly encouraged. If the property has a title, you can greatly benefit from title insurance. Whether your investment involves a property that is residential, commercial, new construction, vacant land, or something else, title insurance can ensure that there will be no threat to the title down the road. 


Who chooses the title company in Florida? 
In Florida, it is customary for the buyer to choose the title company. 


How long does it take to close on a short sale?

It depends. Sometimes these transactions can happen rather quickly. However, because there is so much involved in working with the bank, the seller, the lender, and so forth, it is not uncommon for a short sale to take up to about 6 months to conclude. 


What is a 1031 exchange? 

Section 1031 of the IRS Code allows investors to defer paying any taxes on capital gains they receive when they sell an investment property. Though, it does require the reinvestment of these funds within a designated time period.
