Meeting the Demand

The real estate transactions that investors often engage in can be a bit more complex than a simple purchase from a seller. As an investor, you are looking to diversify your portfolio so that you can increase your earnings. This often means searching for short sales, foreclosures, or wholesaling, as well as taking advantage of the IRS’s 1031 exchange in order to save on capital gains tax.

Each of these transactions can be complex and require strict adherence to guidelines and timelines. One missed step can cause the entire transaction to fall apart.

Working with Haven Title, you can feel confident that your real estate purchase is going to be handled by a team of experts who know and understand how to meet the demands of an investor.

Title Searches and Title Insurance

At Haven Title, we want your transaction to be as hassle-free as possible. So, as we walk you through the steps, we will also perform a diligent title search to ensure that there are no title issues, including judgments, liens, outstanding taxes, easements, encroachments, and more.

To protect your investment for as long as you own it, we will offer you a title insurance policy. That way you are covered should any defects arise in the future, including unknown heirs, fraudulent/forged deeds, erroneously recorded documents, and more.

Frequently Asked Questions

Is title insurance required for all types of properties?
Title insurance is not required, but it is always highly encouraged. If the property has a title, you can greatly benefit from title insurance. Whether your investment involves a property that is residential, commercial, new construction, vacant land, or something else, title insurance can ensure that there will be no threat to the title down the road.

Who chooses the title company in Florida?
In Florida, it is customary for the buyer to choose the title company.

How long does it take to close on a short sale?

It depends. Sometimes these transactions can happen rather quickly. However, because there is so much involved in working with the bank, the seller, the lender, and so forth, it is not uncommon for a short sale to take up to about 6 months to conclude.

What is a 1031 exchange?

Section 1031 of the IRS Code allows investors to defer paying any taxes on capital gains they receive when they sell an investment property. Though, it does require the reinvestment of these funds within a designated time period.

Many investors take advantage of this tax perk, but there are a lot of specifics that need to be followed - and the experts at Haven Title can ensure it is handled smoothly.
